Construction Documents

Construction Documents are not only crucial to the building process, they are also necessary for the permitting process.

Consultant Coordination:  Some projects require the coordination of multiple consultants such as Mechanical, Plumbing, Electrical and Structural Engineers, as well as other specializations. Simply Architecture can manage and serve as the primary point of contact for the project team. Our services for this would also include quality control and periodic meetings with consultants to ensure that the project meets the design requirements that were discussed.

Construction Documents:  A graphic documentation for bidding and execution of construction services that communicate the components of the building and its quality. Simply Architecture will produce a Bid Issue set, which will allow the Contractor to bid on the project with a reasonable degree of confidence, and a Construction Issue set for use by the Contractor for construction of the building. 

Bidding Assistance:  Simply Architecture can solicit, issue, and coordinate Bid Documents with recommended General Contractors for your consideration. We can assist in evaluating bids and Contractors, and recommend appropriate selections to suit your priorities.

 

Value Engineering:  This refers to the coordination and evaluation of proposed cost-savings between the Owner, General Contractor and Architect that include minor specification changes, not large-scale building modifications. If significant changes are made, modifications to the Construction Documents will be delivered as Supplemental Services.

 

Permit Review and Responses:  After the Construction Documents are submitted to the Building Department for review, we can coordinate and respond to first-round comments for Architectural and Consultant drawings, if required.
